we used a high end custom builder and 'over built' everything. decking is all 3/4 marine grade plywood which they additionally seal coated after installing... in case it rained during construction as an example. year or so later a different custom builder built two starter castle's just across the road from us, neighbor and I did a walk through before they had it closed in a day after it rained and the thin minimal spec osb decking was absolutely soaked and swelling like a giant blister, which not long after they just covered with hardwood flooring and fancy tile. we probably could have saved 30%+ on the cost of our home just by using a different builder but it was intended upon design as our forever home so we spent on quality and functionality rather than lower grade materials and square footage.
