Exactly. Then add in most require 10% of wall space to be natural light and 4% to be natural ventilation. That means changing all these windows that dont close and a whole lot of useless space in the center of buildings.

Can it be done ? Anything can be done. Does it make financial sense is the question

80 percent of people 65 and older own homes.   Gonna be a lot of inventory come available in the next 15-20 years.  We are going to need it as the ave carpenter age goes up every year and its not exactly a career path this country pushes.
