  1. Canadians didn't see Trudeau changing the rules around capital gains on non primary residence assets, so he may be giving fair warning. It's not a political killer, but it's changing the rules of the game mid-stream. That's the primary reason I'm against it. When so many can't afford a first home, it's not difficult to see how envious many are that people can own multiples. It is actually one of the only levers he has to free up home ownership. It doesn't change the game in any meaningful way though, only building millions of homes will do that, and for the moment the math of such doesn't work, Cost of land, materiel and labor needs to fall and I don't see that happening...ever. The Dope and his minions are certainly eyeing up capital gains on primary residences....generational fairness and such other moronic slogans. I doubt he'll do it as it's most likely political suicide...but the condemned man has little to lose. Much of what he's done to, not for this country is generational impoverishment and despair.
  2. Thx for the info. So it is very similar to what our capital gains tax on a secondary residence or other assets do. The advice I've always heard is deal with these implications well in advance with a tax planner.
  3. We trade off paying a mortgage with taxable income for the benefit of a tax free capital gain of a primary residence. Americans mortgage interest is tax deductible but the gain is taxable. Trudeau would love to tax both if he could
  4. It may be retard explanation. Sure that’s not that %25 or 62k isn’t added in to that year’s taxable income? So if you had no income the year it is sold, you’d owe income tax on 62k, so at a %20 tax rate you’d owe roughly 12k Thats how it’s going to work in Canada anyway.
  5. "There's a level of admiration I actually have for China. Their basic dictatorship is actually allowing them to turn their economy around on a dime." Justin Trudeau, verbatim. And look at how great he's been for Canada.
  6. X2 Like my hot tub, if my couch could talk, I’d have to shoot and burn it. Many a sin I’ve committed on its fake leather bed. I admit to, and own my failures as a flawed human being. I can only hope the positives I’ve done outweigh the negatives.
  7. Problem is that transition takes time, Couple days ago the tariff on softwood lumber almost doubled. The only people that hurts is you, as is our dairy industry bullshit on our end hurts us. If you guys want to pay for my cheap cheese and milk, why the fuck not? Seems only fair I could send you some cheaper 2x4;'s
  8. Farm and around here is $10,000 plus an acre. 100 acre farm is in the millions of dollars. Vacant half acre across the road from me sold two years ago for $150,000. I could never afford my home now, not by a wide margin. We let in almost 2 million people a year into Canada and we simply don't have the housing, or the ability to build it in the numbers required. It's purely a supply and demand issue. I've no easy answers except to sever some land give half acre parcels to family, sell some to developers. https://www.landwatch.com/michigan-land-for-sale/upper-peninsula-region Seems I can afford a vacation property after all.
  9. How far is it to stupid? Most of us don't know, but if you keep shouting out we can follow the sound and join you.
  10. Is that you Ben?
  11. Just a normal virus? So it wasn't manipulated in a gook lab? My mother in law is an a memory care facility a few miles away and there have been on and off covid "outbreaks" in the facility the last few months. The stupid reactions to these, have long since disappeared.
  12. The mess created only affects the country it's created in. Thanks you for clearing that up. We have no worries about climate change in Canada then, seeing as we are so vast and a carbon sink. Better tell the Asians. all of them, 'cause they have a problem.
  13. Very little is selling up here. People are worried, and the pricing hasn't corrected yet. Sellers still think it's 2020
  14. Compared to what a half ton gasser is going for up here, it's similar. The new truck market needs a massive correction but I fear that will come with bankruptcies and bailouts. Again, I'd love an EV, but I don't expect or want government to buy me one, or part of one. I'm waiting for the Chinese government to do that, but our leaders seem hell bent on shutting that down.,
  15. Oprah is rich and powerful as well, and I sure as fuck don't give shit what that cunt thinks either. I don't worship at the feet of rich and powerful, as some obviously do. I'm a simple man of humble beginnings...don't much cares for the well to do crowd.
  16. Perhaps you misunderstand how the game is played. If they could have Biden not speak, or not even be there, they would. The focus must be all on Harris and the future, don't look back at the mess Joe created. If Trump loses, watch how fast the knives come out and he becomes Voldemort.
  17. She very well could be. It's always a near 50/50 vote. Either way roughly half of you don't get the candidate you wanted, BUT the good news is, in the end you all lose because you get fucked hard and dry anyway.
  18. Don't forgive the republicans, they are equally guilty in the spending.
  19. Oh wise one, please explain the democrat's plan to us rubes...
  20. The Southern state where many deaths were caused by frozen power outages? That well run utility?
  21. See above. What a business model.
  22. Ford lost $100,000.00 on every EV they sold last year. Along with massive recalls, they are bleeding money.
  23. My first thought exactly. That word is used far to readily by the ill-informed.
  24. Only if they wanted to "throw their vote away". I'll be forced to vote for one of our 3 big parties next election, despite there being candidates more aligned with my stances.
  25. You'll have to beat me to the front of the volunteer hangman line.
