New home sales highest in 12.5 years.

I am thinking of building a new home . if summer plays out like I hope I may get a shell up by first snow. if not i will keep it in a jar . dont want to build unless i can have no loan on it . plan on it being a yr long or more ordeal .

why you know a real estate broker who needs to make some money? 

in my parts the margins are not even close to worth my time . have not been in about 3 yrs . sold my last flip like 2.5 yrs ago. nothing has poped up for sale even close to worth my time . and my partener on all flips is a agent so that cost is not lost . 

also if times are slow it was usually worth having a shit box to work on to keep guys working . but now you are paying big bucks even for guys to come over after there 9to 5 to scab

You  can sell them yourself easy here.   Sold my previous 2 homes myself.   Attorney gets about $500 to handle the paperwork.   Could keep it as a rental too.

I'd like to see a few of these homes improved for the community.   It wouldn't be about just making money.

as a rental I get it . can't even find them worth that time and money in my parts now . unless you want slum shit and we all know how renting to that shit works out .

the reason i am thinking new home is building a new cabin/retirement home closer than what I have now . keeping cabin as a vrbo for summer and use it to sled out of for winter . I have a  hunk of land on a hill overlooking a slew like 1.20 hrs out of mpls . to far to drive every day but close enough for a early monday morning every weekend .

contemplating icf rambler with all 36 inch doors and roll in showers . ie the final resting place lol

Same here. Shitholes selling for the same money as equal size decent homes. Only difference is the decent ones are gone in a few days.
