There are a couple of options. You're gonna wanna meet with your bank/mortgage broker or find another one or two to talk to for interest rate and fee options to decide what works best for you. I don't know what your income is (qualification level) so that makes a difference as far as what you can do. So, if it were me, and my plan was to rent it out like you said, I'd look at buying the house from her (or do a joint re-finance) with a low interest rate. If you can get a 100% finance or better, and get that house to appraise high, everything over the 14k you have in it goes into your pocket at closing at a low interest rate (less closing costs). Take that coin, and buy the other home or maybe put a huge chunk down on it. If you use the same mortgage company, you can roll closings costs together and save some money or eliminate about half of closing costs on the two transactions OR, stick that in an investment account and use it as a "paper collateral" type piece to secure the loan for the other house...net will be close to zero interest paid for both mortgages depending on your investments (should be 6-8% gain annual). Again, it all depends on your qualifying income, but if you can swing it, I'd mortgage out everything and use your capital for investments (the latter of the ideas above). I don't know what your age is..or financial "expertise" but a mortgage expense is nothing now...and tax deductible interest to boot. Your capital should be working for you if you can make it happen. Again, see a couple of EXPERIENCED mortgage/finance people to see what they can do for you. It may be time to come up with a good long term financial plan also since this may be your first big money maneuver. $80k is a nice chunk to slingshot into some solid future growth. When I say "long term" I don't mean like retiring at 65 shit either....I mean like a 10-20 year plan. I built, bought, sold rented, and mortgaged and re-mortgaged real estate for 15 years while I worked hard toward my goal of "retirement" at 40. I'm completely debt free now and I struggle with the idea of not having a mortgage more than I thought. Borrowing money is cheap right now and money can make money if you are disciplined enough to make it do so. HOWEVER.....after that last banking fuckery we all got (I got hosed!)...it's nice to say FUCK YOU to all banks and lenders and essentially drop off the credit files. It's a pretty cool and freeing feeling that is hard to describe. SO...pick your path and run with it. Quick edit/note: Check the local laws/tax statutes on "rental property", some municipalities (state/local) make you pay a fee or you have to actually change the tax code on the property to actually have it as "investment property". This DOES NOT work in your favor to do so if you do not have to. So, be careful who you are talking to at your local tax extortion office. Even just "inquiring" about it can send inspectors and tax collectors scurrying around your property for years to ensure you are in, and stay in "compliance" (paying them as much as they deem fit). Check with your homeowners insurance carrier also...they have great information and and are willing to give you some ideas/advice for free with no risk of "giving up your plan/goods" to your state/fed tax collectors. You will run into some "homestead exemption" issues if you buy another home and try to claim it....but who gives a shit about that little "discount", it's not worth it to cough up your financial plan to the local tax collector. Rent your new home out to yourself! STAY LEGAL BUT BE SMART....unless you like a good fleecing. And local, state and federal tax agencies have really sharp shears for doing just that. Just ask...they'll make time for you!

I did my XRS with it too. It's great stuff. I pulled my old reflectors, traced the pattern then cut, peel and stick. Done. The lines are as "crisp" as the sharpness of your blade.

Thanks. Just painted the nose to try and tone down the green a bit. Took off all the orange/red reflectors and replaced with 3M black reflector tape, then peeled off some some of the graphics. Still looks stock but a tad different (better IMO). That spay Plasti-dip stuff is cool. Comes in a ton of colors and goes on like a rubbery plastic. And if you don't like it or want to change it, it peels right off with no damage. Guy on HCS turned me into it. He does all kinds of cool shit to his sled with it. Kind of a cool and cheap way to update things...and completely reversible.
