The auctioneer, and lawyers will most likely get a chunk. There may even be other charges that will be deducted from the sale amount.

The lawyer was good friends and neighbors of Rob and Jane. The lawyers husband is the executor of the estate per Rob and Jane's request.

An auction can in some instances get more money than a traditional sale. If it's a good property, and they get a good turn-out,  competitive bidding will drive the price up. It's a good way to liquidate an estate. It can save a lot of time.
