sorry guys, I cant wait for this market to crash

You may be waiting a while..

Bucci just sold her house for 2.05 mill

    Our old neighbourhood is nuts.

  2. I'm not sure on that 5%, I think they are lacking in real time info.

Chinese will do whatever it takes to buy, friends family etc they will find a way around our market. I know a small builder very well in Markham,  his sales are almost 100% Chinese. There may be one Canadian family member buying 20 homes for themselves,  stats won't show this.

One story of a client of mine trying to buy in Oakville....His agent showed 8 homes to an investor, at the end of the day he asked which one he wanted...."I'll take it" was the response....All 8....yuup. between 2 and 5 mill each. I got more stories like this. Market is fawked!

5% nation wide maybe , in reality the GTA is likely 30% or more....just my experiance. I don't think the Govt would waste their time on 5%

In Vancouver there was a sharp and distinct drop in sales, once the  investors figured they can still make money it's back to the way it was.

  3. Foreign buyers are more than you may suspect. Lot of my business is through them.

I see a lot of occupied homes (vacant in reality) in subdivisions now.

Chinese and Persians like to gamble on real estate.

  4. Your not bad at 24, one of the shortest walks, great section. 11,12 are great sections but a looong walk.

Water taxi is reserved for paddock Vip's I think. Was a guest at red bull once and got picked up at hotel and put on a boat...nice!

Subway and a crowded walk for everyone else. At least you can pack you own cooler with beer of choice and some good eats.

No but I saved a boat load of cash on that too. By not buying at home depot or anything. I went to the manufacturer velcan forest products. They would do house lot for me. They were great to deal with. Putting second story floor down and it rained. Some plywood separate top layer. They came out inspected that day. They Paid my framer to scrape the top layer off the few bad sheets as my roof joists we already on it. Quick Crete  the voids and put down another layer of 5/8 plywood screwed and glued.

How the heck did you get a lumber supplier to do that?

You must of been a royal pita. That's a first time I've ever come across a supplier coming through after install and a rain storm. Before yes.I can understand why you make a good front man in retail. Did Rick frame you up? I saw him a year or so ago.

Velcan is a wholesaler, great pricing and service. One of the few not under the Alpa group......yet

Buckhorn Lake Estates just east of the Narrows on north side.

That was the huge three buoys houseboat rental fleet HQ years ago. We are almost neighbour's,  our cottage is 10 mins up the road or 15 min boat ride. I'll have to pop in one weekend. We have some catching up to do.

My house- an older bungalow was close to the 115 and not far to the new 407 interchange. It sold for more than 100g's than what real estate said I should list at. I sold to someone who commutes to Oshawa and wanted out of there, bought a brand new larger fully finished custom built home that is 10 times the quality and even has a dock on Buckhorn for same money. Awesome market!

Nice miles and damn cold up there the whole time too.

Did you run toward Hearst? I'm making Hearst for Lunch from Cochrane then back for my first day on Friday. I've actually not been West of Kap before on A so I hope it's not tight N twisty (or rail grade boring) between there and Hearst.

The local trails above Hearst are worth checking out, lightly traveled always perfect, trail below Kap is a nice diversion, tighter.

    850 Top Speed.jpg

Just back from Gaspé,  buddies 850 hit 108 on his gps, his 800 last year only touched 100.

Doo's speedo are way off to justify all the bs their owners spew.

Did you guys use the dealer or a third party?

    Third party, tint, detail shop.

Not cheap for me. I didn't shop around was in a hurry before my next 1600 km road trip to sled.

$1000 but saved a bit putting through the company name

  12. Torcan does every kind of lift, they are pretty big.

Stanmore may be of some help, not positive. They are in Goodwood.

The others are strictly rough terrain.

How those skis work on the polaris?

Do you find the axys needs some help on the front end?

I'm looking at polaris now, Imo they are the best ride.  Suited me to a tee

  13. Hey Garth,

Market is so busy now you will be hard pressed to find a deal. I've had a few contractors offering to rent mine for some decent money because they can't find any.

Just sold my straight mast lift king for 7k is that something your looking for? A shit box telehandler is fetching big money right now.

Dollar sucks now but I bought a few from the states when the market went tits up in 08.

Try Stanmore,  Torcan, Finnish line, Melo, Tovel for used rough terrain forks. Drop me a line if that's what you want my diesel mechanic may know of one.

P.S I'm the framer you bought the SLP's from. Provided your the Garth who did Richards Oakville house a few years back?

Aluminum lift with a hand crank was about $1,200 last time I checked.  Pretty cheap, easy to get in and out of the water and will last a long time.  I looked at building my own steel one and I don't think it would be worth my time and effort over buying one of these.

These work well, bought a couple used one's last season for the cottage. We face west on an open lake and get some rough stuff. AC's floating lifts are much more convenient and easy to use though, depends on what your conditions are. I can lift mine with two strong guys, it's a struggle now that I'm nearing 50. 3 people is much easier and four is a cinch.

I would bring them out of the water if your lake gets pretty rough, otherwise the drive on/off ports are real convenient.

I use the Shoreport's.  My marina has the dock mounted ones and I believe they made it themselves.  Seems to be more work than they are worth.

Got to luv those 300's...nice pic. This weather has me switching focus to the water. You going to get out with us this year?

Looking at going down to Nashville,  Knoxville for some river running at May two, four

They went to the same high school and were acquaintances  of my older brother and sister .

His brother comes by one day , I must have been ten , on this red bike . He says to impress my sister , here you can have it . So I'm riding it down at Yonge and Sheppard , and some older kid comes up with his friends , screaming " that's my bike " . I froze , he described every detail about it sayin if I didn't give it back they'd beat the shit out of me.  They got the bike back , and I walked home . Sister was pissed at him . Typical Timlek .
