  1. New trucks have been a bit of a hobby of mine lately lol. But more thinking out loud this time I think. With our dollar the way it is. It's been pretty neat driving a truck for 4-6 mths trading in getting more then you paid and an even better deal on the new one. Since January 2016 Titanxd Titanxd F150 Possibly another Titanxd or a ram limited The ford has definitely been better then my 2015. But they still haven't fixed the panoramic roof issues. Damn thing drives me nuts rattling. 3.5 ecoboost non 10 speed has been great on fuel as well. Stuck at 12L/100km as my every day average.
  2. Pretty impressive deals right now. Ram giving 25% off the top and still a decent finance rate 3.49 But most dealers doing 30% off and some going to 35% off. Puts a limited into SLT pricing.
  3. I would go as far to say Persians more so at least in our area. And really fall under the radar in most talks about who's buying.
  4. Sales in our area haven't been as crazy even slightly before the provincial plan. Mainly because now there is many people trying to cash in. No shortage of homes for sale, many instead of under priced I would say now over priced. And definitely alot longer on the market.
  5. Little ways away But the new house in Severn Bridge (Different color though)
  6. Actually I wasn't. One phone call all it took about an issue. I didn't even go to the site I was at work. They worked it out with my framer. And no Rick wasn't the framer.
  7. Yes there was time involved. I spent a year collecting materials. Bought a house lot of windows brandnew from the supershopper $1200. I designed the house around the windows. Got a great deal on most my fixtures from liquidation world. We were going to a crawl space, but for only $2000 more basement guy said he would do a full basement.
  8. No but I saved a boat load of cash on that too. By not buying at home depot or anything. I went to the manufacturer velcan forest products. They would do house lot for me. They were great to deal with. Putting second story floor down and it rained. Some plywood separate top layer. They came out inspected that day. They Paid my framer to scrape the top layer off the few bad sheets as my roof joists we already on it. Quick Crete the voids and put down another layer of 5/8 plywood screwed and glued.
  9. Sorry $210,000 total. $133,000 for our lot stayed in the little 2 bedroom somewhat winterized cottage for a little over a year that was on it. Tore down built new for $75000 complete moved in. I was told at the time couldn't be done on my budget of $90,000. I came in under. 1400 sq ft 3 bed 2 bath cape cod story and half. Full basement. I managed it, did my own plans and design. Did alot of interior finishing my self and shingles. But everything else subbed out.
  10. We have $200,000 total into ours with property and house built new 9 yrs ago. Another listed tuesday two streets over from us, on Lake simcoe conservation authority regulated land. Listed for a little over 600 they got $845,000 by Thursday. We could make a little profit with ours lol.
  11. Well still 10 mths away. And who knows maybe orps might expand in the next year or so.
  12. I never thought I could talk the wife into selling, once I did that never thought she would even consider moving from our town. Now we are. All came down to her dream subdivision. Not to close together all on 1 acre+ lots. Nice area. Close to Orillia and gravenhurst for her to find psw work.
  13. That's what we are doing. But even north of Orillia with talking to agents they are now seeing bidding wars.
  14. We were hoping to list in a month at most but looks like we maybe selling early fall not usually best time. But hoping the market says different at time. Just finalizing a deal on a new home in severn bridge
  15. Old thread but what a difference almost a year makes. I saw first hand how crazy the market has gotten. People we know 2 houses down from us listed Monday for $499,000 and sold by Wednesday for $835,000 crazy! It's a much older home then ours smaller, but nicely recently renovated. Just a crawl space and a newer 2 car garage. Main things it had going for it our quiet street. So close to the lake and it's 100' wide by 140' deep lot. We are getting ready to sell were thinking of starting at 599 but who knows now.
  16. You did good grabbing it. As this month similar rebates but 2% over the 84 mth. You never buy ram first half the month they always throw bonus rebates at the halfway point to the end of month.
  17. Still not done just not as lucrative.
  18. I use to always be a ram (dodge) guy. But once I got good a wheelin and dealing. I quickly discovered you can't do that with ram, they do not hold any resale. No problem if you plan on keeping it as they are a great truck. Final selling price of my current f150 was $44000, I know without much effort I will get $44000 to $46000 trade value for it in the next 6 mths if I wanted to deal it. Gm twins and tundra also hold value very well.
  19. Am I reading that correct ford doesn't have good resale?
  20. I have always wanted to add a tundra to the stable at some point. But it's true with them to get $2000 off is like pulling teeth and then 5% percent or so interest. With that said when comparing apples to apples the Tundras msrp for a similar equipped model in other brands is about $10000 cheaper. The best deals I have found with them is snagging an end of year Toyota Canada corporate demo.
  21. Not sure who you have been dealing and or trim level. I know ones briefly I was looking at msrp $60 to $65000 were $13-$14000 off without major negotiations. Vaughan was pretty good. North York Chrysler/Caledon are usually pretty aggressive. If I recall a Windsor dealer was best deal and willing to deliver. But I always beat them up with trade value first. Then use that to negotiate selling price once I have proof on my highest trade value
  22. No I think ram is being extra aggressive this month as they almost caught chev last month in the sales north America wide. Like I said I am seeing $13000+ plus discount at 0%. With there typical 2.99 to 3.99% you may squeeze $15000 to $17000 off. But that doesn't come anywhere near the current offer. If you don't have a spare $60,000.
  23. XLT super crew sport 6.5 box Fx4 3.5 ecoboost with max tow package. It's got about 1700 lbs payload and rated for over 11000 lbs tow. Took my chances with panoramic roof again, knock on wood so far not rattling. Still my favorite feature. Never opened the last one much just like the openness of the glass roof.
