  1. New trucks have been a bit of a hobby of mine lately lol.

But more thinking out loud this time I think.  With our dollar the way it is. It's been pretty neat driving a truck for 4-6 mths trading in getting more then you paid and an even better deal on the new one.

    Since January 2016

    Titanxd

    Titanxd

    F150

    Possibly another

    Titanxd or a ram limited

The ford has definitely been better then my 2015. But they still haven't fixed the panoramic roof issues. Damn thing drives me nuts rattling. 3.5 ecoboost non 10 speed has been great on fuel as well. Stuck at 12L/100km  as my every day average.

Foreign buyers are more than you may suspect. Lot of my business is through them.

I see a lot of occupied homes (vacant in reality) in subdivisions now.

Chinese and Persians like to gamble on real estate.

I would go as far to say Persians more so at least in our area. And really fall under the radar in most talks about who's buying.

My neighbour's house is still sitting on the market 6 weeks later. I guess I was right. They are out of the market on price even at $460k. And the longer it sits, the less likely they will be to sell.

Just as well. I decided to concentrate on paying down my mortgage and building towards retirement. If they come at a realistic price, I will look at it again.

Disappointing for them as they hoped to retire this year.

Sales in our area haven't been as crazy even slightly before the provincial plan. Mainly because now there is many people trying to cash in. No shortage of homes for sale, many instead of under priced I would say now over priced. And definitely alot longer on the market.

How the heck did you get a lumber supplier to do that?

You must of been a royal pita. That's a first time I've ever come across a supplier coming through after install and a rain storm. Before yes.I can understand why you make a good front man in retail. Did Rick frame you up? I saw him a year or so ago.

Velcan is a wholesaler, great pricing and service. One of the few not under the Alpa group......yet

Actually I wasn't. One phone call all it took about an issue. I didn't even go to the site I was at work. They worked it out with my framer. And no Rick wasn't the framer.

$75,000 sound awful cheap to build a full house.

Thats including kitchen cupboards, countertop, plumbing, electrical, bathroom fixtures, doors, windows, drywall, taping and paint.

oh yeah and excavating a foundation for a full basement, footings and block or poured walls.  And poured basement floor.

Maybe you should be a general contractor as it sounds like you can do it cheaper then alot others.

Yes there was time involved. I spent a year collecting materials. Bought a house lot of windows brandnew from the supershopper $1200. I designed the house around the windows. Got a great deal on most my fixtures from liquidation world. We were going to a crawl space, but for only $2000 more basement guy said he would do a full basement.

At $58 sqft did you mill the lumber yourself?

No but I saved a boat load of cash on that too. By not buying at home depot or anything. I went to the manufacturer velcan forest products. They would do house lot for me. They were great to deal with. Putting second story floor down and it rained. Some plywood separate top layer. They came out inspected that day. They Paid my framer to scrape the top layer off the few bad sheets as my roof joists we already on it. Quick Crete  the voids and put down another layer of 5/8 plywood screwed and glued.

How did you build a house on land for $200,000?  Even 9 years ago, houses cost more than that to build.

    Sorry $210,000 total.

$133,000 for our lot stayed in the little 2 bedroom somewhat winterized cottage for a little over a year that was on it. Tore down built new for $75000 complete moved in. I was told at the time couldn't be done on my budget of $90,000. I came in under. 1400 sq ft 3 bed 2 bath cape cod story and half. Full basement. I managed it, did my own plans and design. Did alot of interior finishing my self and shingles. But everything else subbed out.

  8. We have $200,000 total into ours with property and house built new 9 yrs ago.

Another listed tuesday two streets over from us, on Lake simcoe conservation authority regulated land. Listed for a little over 600 they got $845,000 by Thursday. We could make a little profit with ours lol.

I would love to sell and move.  Wife is kinda stuck on the place though.  Almost had her convinced and looked at a few country properties but then the one I liked was taken off the market.  Since then havent seen anything of real interest.

I refuse to get into bidding wars and most places i want are normally long listings.

I never thought I could talk the wife into selling, once I did that never thought she would even consider moving from our town. Now we are. All came down to her dream subdivision. Not to close together all on 1 acre+ lots. Nice area. Close to Orillia and gravenhurst for her to find psw work.

Its great to get big dollars for your house but if you want to stay in same game it costs you huge to buy.

Unless your moving further away from city.

    That's what we are doing.

But even north of Orillia with talking to agents they are now seeing bidding wars.

BMO says we're on track for adjusted 80s highs, if we keep this pace up for 2 more years.

I just hope our idiotic government doesn't interfere.  They already have in BC.

We were hoping to list in a month at most but looks like we maybe selling early fall not usually best time. But hoping the market says different at time. Just finalizing a deal on a new home in severn bridge

  12. Old thread but what a difference almost a year makes.

I saw first hand how crazy the market has gotten. People we know 2 houses down from us listed Monday for $499,000 and sold by Wednesday for $835,000 crazy! It's a much older home then ours smaller, but nicely recently renovated. Just a crawl space and a newer 2 car garage. Main things it had going for it our quiet street. So close to the lake and it's 100' wide by 140' deep lot.

We are getting ready to sell were thinking of starting at 599 but who knows now.

Pick up my new Ram tomorrow.

Free money tough to beat when you need a truck.  Why pay out of pocket when you get 0% for 84 months!

You did good grabbing it. As this month similar rebates but 2% over the 84 mth.

You never buy ram first half the month they always throw bonus rebates at the halfway point to the end of month.

There was a time when based on US exchange and US selling price Canadians were able to get outrageous resale values on their lightly used trucks. I think that is over though.

Still not done just not as lucrative.

Was gonna say lol.  I find ram has the worst resale.

I use to always be a ram (dodge) guy. But once I got good a wheelin and dealing. I quickly discovered you can't do that with ram, they do not hold any resale. No problem if you plan on keeping it as they are a great truck. Final selling price of my current f150 was $44000, I know without much effort I will get $44000 to $46000 trade value for it in the next 6 mths if I wanted to deal it.

Gm twins and tundra also hold value very well.

Huh ?? Have you driven a Ram ? They drive tighter than all of them, handle and perform better and hold up well. I had GM for years but that latest GM truck is butt fn ugly and quiet possibly the slowest thing you react I've ever driven. I've had a few as rentals and they actually piss me off to drive. The 5.0L Ford is nice, they're flimsy compared to the Ram and still risky with high mileage for repairs and resale but I'd buy the 5.0L

The GM is quieter, I'll give it that

Am I reading that correct ford doesn't have good resale?

I've heard from some people that high demand models have very little variance from list, some times none, especially when you're dealing with the Japanese brands.

I have always wanted to add a tundra to the stable at some point. But it's true with them to get $2000 off is like pulling teeth and then 5% percent or so interest. With that said when comparing apples to apples the Tundras msrp for a similar equipped model in other brands is about $10000 cheaper.

The best deals I have found with them is snagging an end of year Toyota Canada corporate demo.

  18. 28 minutes ago, Sksman said:

They have 0%, huge discounts and during auto show another $500 off.

I am not sure when it expires.

Not sure who you have been dealing and or trim level. I know ones briefly I was looking at msrp $60 to $65000 were $13-$14000 off without major negotiations. Vaughan was pretty good. North York Chrysler/Caledon are usually pretty aggressive. If I recall a Windsor dealer was best deal and willing to deliver.

But I always beat them up with trade value first. Then use that to negotiate selling price once I have proof on my highest trade value

Thanks, Captain Obvious, for informing us that 0% is a good rate.  You missed the point of affordability entirely.  However, now that we're back on the subject, they will always get their money somehow.  If you opt for the 0%, they will be instructed to lower the price by a much lower amount.  So that 0%..... ain't exactly.  Sounds good though.

No I think ram is being extra aggressive this month as they almost caught chev last month in the sales north America wide.

Like I said I am seeing $13000+ plus discount at 0%. With there typical 2.99 to 3.99% you may squeeze  $15000 to $17000 off. But that doesn't come anywhere near the current offer. If you don't have a spare $60,000.

What Ford do you have now ATC?

XLT super crew sport 6.5 box

Fx4 3.5 ecoboost with max tow package. It's got about 1700 lbs payload and rated for over 11000 lbs tow.

Took my chances with panoramic roof again, knock on wood so far not rattling. Still my favorite feature. Never opened the last one much just like the openness of the glass roof.
