That list may or may not go to guys who work on units with owners with over 300 units to guys with as few as 5 . Most of them may or nay not use the same subs . Said subs may or may not share that info as gossip to owners or leasing agents . Doug Posted July 5, 2022 Share Posted July 5, 2022 Some of the problems is the length of time and effort it takes to evict a bad tenant. The worst was during Covid when you basically couldn't evict them even going to court. All the while they're destroying the appartment. Have a very detailed lease even spelling out late charges, pet polices, lawn care, snow removal, cost of disposal for anything left behind and take pictures of the appartment with them when they sign the lease. With the housing market the way it has been we've sold our rentals and have no regrets. Don't miss the calls that something don't work when your our of town or 2 tenants not getting along. Even checking references you can still end up with bad tenants. Friend of mine with a lot of rentals will give good references to tenants he wants to get rid of just to get them out.
